By booking your accommodation with Fox River Holiday Home Rental LLC (referred to as the Operator), either directly or via a third party, you agree to the following Terms and Conditions, alongside any applicable House Rules.
When making a reservation—whether online or by phone—you are assumed to have read, understood, and accepted these Reservation Terms as well as any related conditions for using the Operator’s website.

Guests agree to rent the Property for the designated duration and rate. Extensions or changes must be pre-approved. Guests are permitted to occupy the premises strictly for temporary accommodation purposes—this is not a residential tenancy. Unauthorized assignment, subletting, or licensing of the Property is prohibited.
3. How to Book
Bookings can be made via direct contact or through the website. Upon confirmation, it is your responsibility to verify all provided details. Any incorrect information must be corrected promptly.
4. Prices
Accommodation rates may fluctuate seasonally and are confirmed at the time of booking for the paid period only. Price adjustments are allowed in cases of errors.
5. Security Deposit & Damages
Guests are responsible for maintaining the Property and are liable for any damage caused. A refundable security deposit will be taken, which may be deducted to cover damages, lost keys, or other infractions.
6. Payment
Accepted payment methods include cash, bank transfers, or card payments. Full payment is required 3 days before arrival to confirm the booking.
7. Your Party
All Guests, including children, must provide passport copies upon reservation. Only individuals listed on the booking are permitted to stay. Pet policies vary, and the Booking Manager must be notified if pets are present.

Date changes are subject to availability and a change fee of AED 750 + VAT. Changes made less than 14 days before check-in are considered cancellations.

Property changes must be requested via email. Changes are subject to availability and a fee. Changes requested less than 14 days prior are treated as cancellations.
10. Inventory
An inventory check is performed before check-in. Guests must report any missing or damaged items within 24 hours of arrival, or charges will apply.

Check-in is from 3 PM with a self-check-in option. Early check-in and late check-out are subject to availability and fees. Check-out is before 11 AM.
13. The Property and Services
Properties include kitchen appliances, linens, and towels. Smoking is prohibited, and a penalty applies for violations.
14. Housekeeping
Pre-arrival cleaning is provided. Additional housekeeping services are available upon request at an extra charge.
15. Personal Property & Belongings
Fox River assumes no liability for personal belongings left behind. Shipping charges apply if lost items are recovered.
16. Keys and Parking
Unreturned keys and parking access devices incur charges. We accept no liability for damage to vehicles in allocated parking bays.
17. Pets
Pet policies vary by property. Additional fees and deposits may apply for pets, subject to approval.
18. Operator’s Responsibility
Fox River is responsible for providing accommodation but is not liable for external issues such as nearby construction noise or unforeseeable events.
19. Guest Responsibility
Guests must behave respectfully, adhere to local laws, and leave the Property in good condition. Guests are liable for any damages caused during their stay.
20. Operator’s Access
Authorized personnel may access the Property for inspections, housekeeping, or maintenance.

Guests violating terms—such as excessive noise or illegal activities—may be evicted, and security deposits may be forfeited.
22. Force Majeure
Fox River is not responsible for unforeseen events (e.g., natural disasters, power outages) that disrupt your stay.
23. Complaints & Requests
Any complaints must be reported immediately. The property owner has discretion over compensation decisions.
24. Website Accuracy
While we strive to maintain accurate pricing and information, errors may occur. Confirm all details upon booking.
25. Data Protection
We collect and process personal data in accordance with our privacy policy. Data is shared only with relevant parties involved in your stay.
26. Reservation Policy
We collect your information when you subscribe or fill out a form. Your data may be used to send you updates and marketing materials. We employ cookies to enhance site functionality. Information is not shared with third parties except to operate our business.
